Subject: Important Updates on Road Repair & Maintenance Proposal

Dear LBRHOA Members,

At this year’s annual members’ meeting, we will discuss and vote on a proposal for a long-term repair and maintenance program for our road system. Our roads, originally built from old logging roads, are now over 30 years old and in need of extensive repairs. While some areas are in worse condition than others, all require attention to ensure their longevity and safety.

First, we want to clear up some misconceptions from our last quarterly board meeting. The Board is not proposing a large special assessment to fund these repairs, as we had to do for the Forest Lake Road washout. We are looking at options to fund needed repairs over a 5 to 10 year time span through annual HOA dues.  

Over the past several months, the Board has been reviewing the condition of our roads, analyzing past expenses and repairs, and developing a long-term, cost-effective plan. We have consulted multiple contractors to obtain rough cost estimates and recommendations on how to restore our roads in a way that will make them easier and more affordable to maintain for the next 30+ years.

While no one welcomes increased costs, maintaining our infrastructure is a responsibility we share as a community. Delaying necessary repairs only leads to further deterioration and higher expenses in the future.

We invite all members to attend an informational meeting at 7:00 PM on Thursday, April 17, 2025, at the firehouse. This meeting will provide details on the current state of our roads and potential solutions. No voting will take place at this meeting; rather, it is an opportunity to share and gather information, ask questions, and contribute to the discussion.

Following this meeting, the Board will draft a formal proposal, which will be presented for a homeowner vote at the Annual Meeting on April 26, 2025.

Your participation in both meetings is crucial. As homeowners and neighbors, we all have a vested interest in making an informed decision about this important issue.
